The "Sexy Office" Delusion

Brokers love selling Creative Office space in El Segundo. It’s cool. There is exposed brick. There are ping pong tables. It looks great on video.

But let’s look at the bank account. The Office sector is bleeding. Vacancy is high. Commissions are dying.

Meanwhile, in Torrance, Carson, and Wilmington, ugly beige warehouses are trading at record highs. The Industrial sector is the gold rush of the South Bay.

But you aren't filming it. Why? Because you think: "It's just a box. It's boring."

Use video to sell the Geography, not just the building.

"This warehouse in Wilmington puts your driver on the 710 freeway in 4 minutes. That saves you 2 hours of gridlock every day. That is $50,000 a year in driver wages."

When you explain that math on video, you aren't a broker selling a lease. You are a consultant selling efficiency.

The "Drone" B-Roll Strategy
